We do not pay referral fees
Worth saying before anything else, because it is the question behind the question: we have no referral arrangement with any agent or brokerage. No agent or brokerage gets a fee, a kickback or a rebate for sending us work. If you recommend us it is because the report came back on time and your client was treated properly, and there is nothing to disclose.
What agents usually need from us
- A WDI report inside the option period. Three to five business days from inspection. If your timeline is tighter than that, ask before you book and we will tell you honestly whether it fits.
- A clear quote up front. Price is set by square footage and whether the house is slab or pier and beam. Give us the address and those two details.
- Someone who will not embarrass you. Our own technicians do the work, they turn up in the window, and they explain findings to a buyer without dramatising them.
- Treatment quoted separately, if the report finds something. No obligation to use us for it, and we will not lean on your client.
Ordering an inspection
Call or send the property address, approximate square footage, and whether it is slab or pier and beam. Tell us who the report goes to — you, your client, the title company or the lender — and your option period end date if there is one. We will confirm the price and the date before we schedule.
We take orders from agents and from buyers directly. Either is fine, and we do not mind which.
When the report finds evidence
Most of what turns up on a WDI report is old, previously treated and documented as such, and it does not derail a transaction. Where there is active infestation, we will say so plainly and quote the treatment separately — and your client is free to take that quote to anyone. Keeping the inspection and the treatment as separate decisions is deliberate; it is the only way a report is worth anything.
After closing
Buyers who want protection in place from day one can start a recurring plan on the new house. That is an ordinary residential account arranged by the homeowner, not something bundled into the transaction. See pest control and termite control.
Real Estate Agent Questions
Do you pay referral fees to agents?
No. We pay no referral fee, rebate or commission to any agent or brokerage. (We do run an ordinary customer referral credit for homeowners already on a plan with us — that is a household discount, not a payment to a real estate professional.) We would rather earn repeat work by returning reports on time.
How fast can you turn a WDI report around?
Three to five business days from the inspection. Tell us your option period when you book and we will be straight about whether it fits rather than agreeing and hoping.
How is the inspection priced?
By the square footage of the house and whether it sits on a slab or pier and beam foundation. Pier and beam takes longer because there is a crawl space to inspect properly. Send the address and those details for a quote.
Can my client order it themselves?
Yes. We work with buyers directly as often as we work through agents.
If the report is clear, does that guarantee there are no termites?
No, and we will not let a buyer believe otherwise. It means no evidence of wood destroying insects was visible in the accessible areas on the day. North Texas is active termite country and ongoing protection is a separate conversation from the report.
