What this service is, and what it is not

This is building work rather than pest treatment, and the distinction is a real one rather than a technicality.

  • It is not carried out under our pest licence. Our Texas structural pest licence covers pest services. Removing and replacing insulation is not a pest treatment and is not performed under that credential.
  • It does not resolve an active infestation. If rodents are still getting in, new insulation is a fresh nesting material. Exclusion and rodent work come first, in that order, or the money is wasted.
  • Structural repair is a contractor job. We remove contaminated material and install replacement. Rebuilding chewed decking, soffit or fascia is not part of it.
  • Asbestos. In a house old enough to be a possibility, testing comes before anyone disturbs anything, and that is specialist work.

When it is worth doing

Two situations account for most of this work, and they look nothing alike.

After a rodent infestation. Insulation that has held a rodent population carries droppings, urine and nesting debris. It also stops performing — compressed, tunnelled insulation does not insulate. Removing it deals with the contamination and the energy loss in one go.

Age and performance. Insulation degrades, settles and gets disturbed by every trade that has been in the attic since the house was built. In North Texas the load is mostly a cooling load, and an attic that reaches summer temperatures with thin or displaced insulation is expensive to live under.

Insulation Removal Questions

How do I know if attic insulation needs replacing?

After a rodent infestation the usual signs are contamination through the material, a persistent smell, and insulation that has been tunnelled through and compressed until it no longer sits at its rated depth. Compressed or soiled insulation does not perform, whatever its original rating.

Does replacing it actually reduce energy bills?

It can, because insulation only works at its designed depth and loft. Material that has been flattened, tunnelled or contaminated is not doing the job the specification assumed, and the attic is where most of the loss happens in a North Texas summer.

Is this pest work or construction?

It is remediation that follows pest work. Our Texas Department of Agriculture structural pest licence covers the pest control side; insulation removal and replacement is a separate trade and we do not claim a pest licence over it.

Can I finance attic insulation replacement?
